Joseph’s Dream Apartments

Joseph’s Dream is a 50-unit apartment community located on a hillside in the City of Bedford, VA.  It is composed of five 4-unit buildings, five 6-unit buildings and one community center/office building.  Each one-bedroom apartment unit measures 540 square feet. Joseph’s Dream is a Department of Housing and Urban Development (HUD) Section 202 Supportive Housing for the Elderly Program project, designed to support the low-income elderly. Construction was completed in August 2010.

The project team consisted of Rev. David L. Moore of the Metropolitan Housing and CDC, Inc. of Washington, NC (sponsor), Brett Massey and Stan Starr (Housing Consultants), Hurt and Proffitt (Civil Engineering/ Land Development, Geotechnical Engineering, Surveying, and Construction Staking), Moore Riley Architects PA (Architecture), and E.D. Parker Corporation (General Contractor). This was the first project this team worked on together. The team is currently working on two additional HUD 202 projects: one in Christiansburg, VA and one in Franklin County, VA.

The major design challenge faced on this project was the topography. The site’s large footprint required a significant amount of earthwork and several tall segmental block retaining walls. Approximately 25,000 cubic yards was moved on this balanced site and rock was encountered in some of the cuts.

East Beach Pretty Lake Condos

East Beach is a new community on Norfolk’s Chesapeake Bay that draws upon Eastern Shore building and town planning practices to create a unique coastal village rooted in the traditions of the region. It is intentionally and distinctly Tidewater in feeling, from its overall layout and landscape design to the details of its buildings, pathways and parks.

Hurt & Proffitt has been involved in the multiple phases of this project under contract with Abiouness, Cross, & Bradshaw, Inc. Survey tasks have included setting of lot corners and lines, grades for streets and alleys, locating building foundation , alignment of irrigation systems and stakeout of all utilities needed to service the many homes, condominiums, and townhouses of this unique development.  Our on-going participation in the construction of this new neighborhood is a great source of pride for the company.

Wyndhurst Traditional Neighborhood Development

Wyndhurst is a 450 acre Traditional Neighborhood Development within Lynchburg designed to house approximately 6,500 people at completion. Hurt & Proffitt has been involved in the project since its conception during the mid-90’s with JE Jamerson.

Hurt & Proffitt prepared the initial master plan, including all preliminary layouts, plats, individual site designs, and landscape plans for the entire project, with input from the developers for Town Center, The Summit and surrounding neighborhoods. Overall services included: site development, surveying (topo, boundary, subdivision, ALTA, construction stakeout, wetlands), geotechnical, stormwater management, utility infrastructure, roadway design for the extensive series of road throughout the development, landscape architecture, and construction administration/ inspection. Also prepared environmental phase 1 site assessment, environmental permitting, master planning, infrastructure (road, water, sanitary sewer, storm sewer) design, platting, wetland delineation, mitigation plan, and funding applications.

Stonegate Villas

Stonegate Villas offer single-story, condominium style homes designed for easy access right in the heart of Lynchburg. Stonegate Villas is located on  a 16 acre parcel on which was constructed 88 private access homes, 22 pad sites for a 5,000 SF building on each pad site. The units range from 1,000 to 1,700 SF each.

Jefferson Villas of Forest

Jefferson Villas of Forest offer condominium-style homes designed to offer premier, “single-story living” with all the easily accessible amenities home-owners are looking for today. Jefferson Villas, currently under construction, is located on a 22 acre parcel. There will be 108 private access homes on 27 pad sites for a 5,000 SF building on each pad site. Units range from 1,000 to 1,700 SF each.

Overall services provided by Hurt & Proffitt  included: master planning/conceptual layout of site, all civil design, site development, surveying (topo, boundary, subdivision, ALTA, construction stakeout, wetlands), geotechnical, stormwater management, utility infrastructure, roadway design, landscape architecture, and construction administration/ inspection.

Irvington Springs Subdivision

Hurt & Proffitt provided comprehensive services for the development of this new residential community in the City of Lynchburg.

Hurt & Proffitt provided the master plan and subdivision plat for this new development. Our surveyors prepared the topographic and supplemental surveys for the road improvements for this project, including construction documents, horizontal and vertical roadway alignments, maintenance of traffic plan.

Hurt & Proffitt engineers and designers prepared the right-of-way plan and road improvement design, which included improvements to 0.34 miles of roadway.  They also prepared the project manual, as well as water and sewer plans which included all environmental permitting. Our geotechnical department performed all the geotechnical and materials testing.

Farmington Subdivision – Phase I and II

Farmington at Forest is a new residential development on approximately 300 acres. The project was divided into two phases. Phase I of Farmington constructed 8,000 LF of VDOT roads, paving, sidewalks, curb and gutter, underground utilities, and landscaping for and 156 single family residents, Phase II of Farmington constructed six (6) VDOT roads and approximately 140 single family residents and five (5) sections of multi-family housing, paving, sidewalks, curb and gutter, underground utilities, and landscaping. Phase I of this new subdivision involved the design of water and sewer system that included 9,000 LF water line, 1,200 LF of 8″ gravity sewer, and 5,500 LF of low pressure force main. Phase II of the project involved the design of water and sewer system that included 16,750 LF water line (12,” 8″, 6″, & 4″), 22,700 LF of gravity sewer (12″ & 8″), 3,700 LF force main (6″), and a 0.66 MGD sanitary sewer pump station.

Hurt & Proffitt provided topographic survey, site design, erosion and sediment control planning, stormwater design, utility design, project management, and construction administration.  Environmental phase 1 site assessment, environmental permitting, master planning, infrastructure (road, water, sanitary sewer, storm sewer) design, platting, wetland delineation, mitigation plan, and funding applications were also prepared.
